Approved Document B: Fire Safety and Smoke Ventilation
Now in two Volumes, Approved Doc B Volume 1 covers dwellings and Volume 2 covers all other buildings.
Approved Document B is crucial for ensuring fire safety in buildings. It focuses on measures to manage smoke and provide safe escape routes during a fire. The document is divided into two volumes:
Volume 1: Dwellings
Small Single-Stair Buildings: For buildings up to 11m high with a single stairwell, there must be a minimum free area of 1m² at each floor level or at the head of the stairs. This ensures adequate smoke ventilation.
Larger Buildings: For larger dwellings, a 1m² vent is required at the top of the stairwell, and an additional 1.5m² vent is needed in each lobby or corridor adjacent to the stairwell. These vents can alternatively discharge into a vertical smoke shaft.
Volume 2: Buildings Other Than Dwellings
Common Escape Routes: Paragraphs 3.49 to 3.54 specify smoke control for common escape routes in larger buildings. This includes a 1m² vent at the top of the stairwell and a 1.5m² vent in each adjoining lobby or corridor, with a minimum dimension of 850mm to ensure effective smoke extraction.
Regulation 38: Fire Safety Information

Approved Document F: Ventilation
The latest edition of Approved Document F, effective from 15 June 2022, requires adequate ventilation in all buildings. This involves:
Extracting moisture and pollutants (Paragraphs 1.17 to 1.22)
Supplying fresh air (Paragraphs 1.23 to 1.25)
Diluting indoor pollutants (Paragraphs 1.26 to 1.31)
Minimising external pollutants (Section 2)
Ensuring systems are quiet and easy to maintain (Paragraphs 1.5 to 1.8)

Approved Document K: Safety and Accessibility
This document covers safety issues, such as fall and collision protection. For louvre windows, it’s crucial to ensure:
Barriers are installed if windows are below 800mm from the floor (Requirement K2, also see Requirement K4, Paragraph 5.8).
Where windows are situated less than 800mm from finished floor level, guarding will be required to ensure that occupants cannot fall through.
In buildings likely to be used by children under 5, the guarding should ensure that a 100mm sphere cannot pass through.
Mesa Vent louvre windows can be provided with fixed glazed panels where required, to ensure a 800mm distance to the first opening.
Alternatively, we can provide horizontal security bars, and manufacture the louvres with smaller panels to ensure clear openings of less than 100mm. This means we can provide a solution that does not require any additional guarding.
Our louvre windows have been fall protection tested to DIN-EN 18008-4 which can remove the need for guarding, if the unit complies with the above, and gives peace of mind to occupants.
Glazing can withstand impact and prevent injury.
Requirement K4 addresses the need to protect against impact with the glazing.
Diagram 5.1 indentifies critical areas where "safety glass" should be used.
So what is safety glass? We'll be doing a feature on this so check our blog posts! However to ensure compliance we need to allow for either laminated, or toughened glazing in these areas.
For peace of mind, we will always allow for safety glazing on all of our units, as standard. Non-compliant float glass is available on request however please ensure that your units are compliant with the above diagram.
Requirement K4, Paragraph 5.8 gives us more information of guarding and permanent screening.
If a safety glass isn't used, all units will require permanent screening with spaces no larger than 75mm to help prevent impacts.
Requirement K5.1 states that open windows should not project more than 100mm from the building face, if less than 2m from floor level.
Any windows that open greater than 100mm will require guarding.
Louvre windows can be manufactured to comply with this, whereas other more traditional AOVs will not be able to.
Large glazed areas are clearly marked to avoid accidents. Requirement K5.2 states that any large glazing areas are to be clearly marked, to avoid any accidents. Louvre windows slatted design automatically allow us to comply with this, without any additional input.
